You have 90 days from move-in to report them to us as your developer if you've found house defects after purchase (a sticking door, a misaligned cupboard, a hairline crack). We'll email you at day 45 to request your full list, you have 7 days to submit it via our online form, and we then repair everything in one visit. After 90 days, your file closes and further repairs become your responsibility as part of routine home maintenance. This aligns with the NHBRC's standard 3-month workmanship warranty for newly built homes.
Living in a home is different from inspecting one. As you use your doors, cupboards, windows, toilets, taps, bath, and shower day to day, you may uncover small issues that weren't visible during your pre-move-in inspection.
That's what your first 90 days are for. During this period, you can list and report these issues to us, and we'll repair anything that wasn't caused by misuse; what we call after occupation repairs. Once the 90 days pass, any further repairs become part of your normal home maintenance, so it's worth walking through your home carefully and reporting anything you notice before the window closes.

New homes settle on their foundations over time, and small cracks can appear as a result. This is a normal part of a new build settling in, not a structural concern, and these cracks are straightforward to repair.
Report settlement cracks the same way as any other defect if you notice them in your home, they'll be fixed as part of your after occupation repairs.
To repair each home as efficiently as possible, we complete all the repairs on a house in a single visit rather than sending a team out for each individual issue. Here's how that plays out:

We'll assume your home has no outstanding issues if you don't submit the online form after the 45-day email reminder. Your file will then close automatically at the 90-day mark, and any repairs needed after that point become your responsibility.
It's worth putting a reminder in your calendar for around day 45–52 so you don't miss the window. Once it closes, it closes for good.

No. Settlement cracks happen as a new home settles on its foundation and are considered normal. They're repaired as part of your after occupation repairs if reported within the 90-day period.
The after occupation repairs process covers workmanship defects for 90 days. Separately, your new construction home warranty includes NHBRC cover for roof leaks within 1 year and major structural defects within 5 years of occupation.
Your file closes automatically, and any repairs after that point become your responsibility as part of routine home maintenance.
No. We wait until you've submitted your complete list and then carry out all repairs on your home in one visit to keep the process efficient.
If you've found house defects after purchase and you're within your 90-day window, report them via our online after occupation repairs form as soon as you notice them. Don't wait for the 45-day reminder email if you'd rather get ahead of it.
